**Short answer:** Repair the roof when damage is limited to a specific area and the rest of the roof still has useful life. Replace it when damage is widespread, the roof is near the end of its expected lifespan, or repeated repairs are no longer solving the problem. The deciding factor is the true cause of the problem, which takes a careful inspection to find.

A leak doesn’t automatically mean you need a new roof. Many roofing problems come from a single failure point — a cracked flashing, a damaged section of shingles, a poorly sealed vent — that can be repaired for a fraction of the cost of a replacement.

On the other hand, patching a roof that is at the end of its life can mean paying for repair after repair. Here’s how to tell the difference.

## When a repair usually makes sense

- The damage is **localized** — one area, one penetration or one valley.
- The roof is **well within its expected lifespan** for its material.
- The leak traces back to a **specific component**, like flashing, a vent boot or a few damaged shingles, slates or tiles.
- The decking underneath is **sound**.

A good repair addresses the cause, not just the symptom. Caulking over a leak at a chimney may stop the drip for a season; rebuilding the flashing correctly stops it for good.

## When replacement is the smarter investment

- Damage is **widespread** — granule loss, curling or cracking across much of the roof.
- The roof is **near or past its expected lifespan**.
- You’re facing **repeated repairs** that aren’t solving the problem.
- There is **significant damage to the decking** or structure below.
- Storm damage affects **large portions** of the roof.

## Why the diagnosis matters more than anything else

Water rarely enters a home directly beneath the point where it leaks through the roof. It can travel along decking, rafters and insulation before it shows up as a ceiling stain. That’s why some roofing problems get “fixed” several times without ever being solved.

At Cougill Roofing, our approach is to **investigate first**: trace the leak to its true source, explain what we find, and recommend the solution designed for long-term performance — whether that’s a targeted repair or a full replacement.

## Questions to ask any roofer

1. What exactly is causing the problem, and how did you determine that?
2. If you recommend replacement, why won’t a repair work?
3. How much useful life does the rest of the roof have?
4. What will you do to protect my property during the work?

A trustworthy roofer will answer all four clearly.
